How much do you charge to list a home?
We charge a flat $3,500 — no matter the price of the home. This covers professional photography, drone video, MLS listing, social media promotion, open houses, negotiation, and contract management.
Do I pay anything upfront?
No. You only pay the $3,500 if and when your home sells. There are no upfront costs, hidden fees, or cancellation penalties.
Do you charge a cancellation fee if I change my mind?
Never. If you’re not happy or your plans change, you can cancel anytime without a penalty.
What about the buyer’s agent commission?
That’s completely up to you. We don’t pre-negotiate or require any specific amount — you decide whether to offer one, negotiate it, or skip it entirely.
What’s included in the $3,500 service?
Everything a full-service agent would normally provide: MLS listing, syndication to real estate websites, professional photos, drone video, social media ads, signage, open houses, buyer follow-up, offers, negotiation, contracts, and guidance through closing.
Will my listing show up on Zillow, Realtor.com, and Redfin?
Yes. Your home will be listed in the MLS, which syndicates to hundreds of major real estate websites.
How do you market the property?
We use high-end media (photos, video, drone), social media ads, open houses, direct agent outreach, and email blasts to buyers. We also create a custom webpage for your listing.
What is the buyer commission rebate?
When we represent you as a buyer, we give you back 30% of any commission we earn from the seller at closing. This can help cover your closing costs or reduce your cash-to-close.
Who qualifies for the rebate?
Any buyer we represent who closes on a home through us qualifies. The rebate is applied directly toward your closing costs at settlement.
Does the rebate reduce your service?
Not at all. You get full-service representation — showings, negotiations, contract support, and everything else — plus your 30% rebate.
Can I use the rebate with new construction homes?
Yes — as long as you register us with the builder before your first visit. We work with all major builders in Central and Southeast Florida.
How do I get started with buying?
You can browse homes on our website, schedule a free consult, or let us connect you with a great lender to get pre-approved.
Are there any fees to work with you as a buyer?
No — in most cases, the seller pays our commission. You get full service plus a rebate at no additional cost.
Why do you charge less than other agents?
We believe in fair pricing and putting our clients’ equity first. We wouldn’t charge our own family 6%, so we don’t charge you that either. We keep things lean and efficient so we can provide full service at a better price.
