$1,000 New Construction Rebate Program – Terms and Conditions
Thank you for considering The Blackburns real estate team to assist with your new construction home purchase. We are proud to offer a buyer rebate program designed to help you save money at closing.
Please carefully review the following terms and conditions:
1. Eligibility
• The buyer must be represented exclusively by The Blackburns real estate team (brokered by eXp Realty) and must sign a Buyer Representation Agreement prior to visiting any builder in person or registering online with any builder.
• The rebate is available for new construction homes with a purchase price of $250,000 or higher.
• The home must be purchased from a builder that participates in a cooperating broker program and offers a commission to buyer’s agents.
• If a builder does not offer a cooperating broker commission, the rebate offer is not applicable.
2. Registration Requirements
• Buyers must register with The Blackburns real estate team first, either by phone, email, or website form, before contacting or visiting any builder’s model homes or sales offices.
• Some builders require that the buyer’s agent be physically present during the first visit to a builder’s model home or sales center. It is the buyer’s responsibility to coordinate with The Blackburns real estate team to ensure compliance with builder policies.
• Failure to properly register or have agent representation at the required time may result in disqualification from the rebate program.
3. Rebate Calculation and Payment
• The standard rebate amount is $1,000, based on a percentage of the cooperating broker commission paid by the builder.
• In cases where the builder’s commission is reduced, capped, or limited, the rebate amount may be adjusted proportionally.
• The rebate will be credited toward the buyer’s closing costs at settlement, unless otherwise restricted by lender or builder policies.
• If lender or builder restrictions prevent the rebate from being applied at closing, alternative arrangements (such as a post-closing rebate) may be considered but are not guaranteed.
4. Limitations and Exclusions
• The rebate is only valid for new construction homes and cannot be applied to resale (pre-owned) homes, for-sale-by-owner properties, or homes without cooperating broker compensation.
• Buyers who cancel their contract or fail to close are not eligible for any rebate.
• The rebate cannot be combined with any other promotional offers without prior written approval.
• The Blackburns real estate team reserves the right to amend or discontinue this rebate program at any time without notice.
5. Lender and Loan Restrictions
• This rebate is subject to lender approval and applicable loan program limitations. FHA, VA, USDA, and certain conventional loan programs place limits on the amount of closing cost and concession credits a buyer may receive.
• If a buyer has already reached their concession limit (e.g., from the builder), this rebate may not be allowed to be applied at closing. In such cases, The Blackburns reserve the right to offer a post-closing gift of equal value at our sole discretion, provided it does not violate lending regulations or state law.
6. Disbursement
• Rebate will be shown on the Closing Disclosure as a credit to the buyer, unless restricted by the buyer’s loan program.
7. Important Compliance Notes
• All rebate amounts must comply with federal, state, lender, and builder requirements.
• The rebate must be properly disclosed to all parties involved in the transaction, including the builder and the buyer’s lender.

• Proof of subscription must be provided upon request.
• Subscription bonus is subject to the same rebate eligibility requirements outlined above.
